Brown spots on palm tree

I just got this dwarf fan palm tree. It has brown spots on the leaves of one of the frawns and another frawn looks really bad but the other looks very healthy. Can anyone suggest what I should do? What are the brown spots and should I remove the whole frawn? Any advice is welcome, I don't really know anything about these but thought I would try to save it!
